Abstract
This study analyzes the challenges and opportunities of applying Artificial Intelligence (AI) in small real estate agencies in the city of Ouro Branco, Minas Gerais, within the context of post-pandemic digital transformation. The research is characterized as a basic study with a qualitative and exploratory approach, using semi-structured interviews conducted with five real estate managers in the municipality. The agencies were selected based on criteria such as company size and length of operation in the market. The results indicate that, although AI is widely recognized as an inevitable and essential element for sector competitiveness, its effective use is still at an early stage, mainly focused on simple operational applications such as advertisement optimization, support for text production, and digital communication. The pandemic accelerated digitalization, consolidating a hybrid service journey in which online search coexists with the need for human and in-person validation in the final stages of negotiation. However, full adoption faces significant barriers, especially cultural resistance, lack of technical knowledge, and uncertainty regarding return on investment. On the Other hand, perceived opportunities include lead qualification, personalization of the customer experience, and increased operational efficiency. Thus, the sector is at an early stage of technological maturity, and the advancement of AI will depend on technical training and strategic, balanced integration between technology and the preservation of human-centered service.
