Abstract
The civil construction industry is known for being very competitive; therefore, a budget that is reliable and affordable becomes indispensable and aims to enhance the economic feasibility of the building by avoiding unnecessary expenses. The current paper is a case study that aims to analyze and compare the use of BIM software to enhance budgets, throughout is expected the attainment of a more accurate quantitative survey, with the purpose of improving budgeting results. To achieve the said purposes, a research was done, first, in order to review the literature, and after that, a survey within a BIM 5D platform about quantities and final budget for the standard project COHAB MG-90-I-2-41 was developed, in order to compare it with the real budget from the residential project Imaculada Conceição Housing Estate, Coromandel city (MG), from the “Minha Casa Minha Vida” (MCMV) Social Interest Housing program, which 50 units of the same construction model were budgeted. Thus, the research made it possible for the comparison with a budget assisted by a BIM software with a completed project that has a finished budget spreadsheet. From the comparative results, it was possible to notice that the BIM technology works accurately in quantitative surveys especially because it is a building parameterized modeling. In some construction stages, mistakes were found in the quantitative survey, which caused an error in the direct cost of the building. The BIM 5D introduce a new way to raise quantitative terms and budgeting of constructions with significant advantages, proving itself to be fast and accurate when any change on the project happens. On the other hand, to use BIM 5D, a mastery of modeling programs is required for the person responsible for the budget, in order to accomplish an accurate quota.
